What a solar system produces on a roof in Zadar

Zadar sits at roughly 44 degrees north with about 2,500 hours of sunshine a year. On our own installations in the area we measure around 1,200 to 1,250 kWh per installed kWp per year. The 51 kWp system we built on a supermarket roof in the Plovanija district and the 35.49 kWp system in the Murvica Donja business zone produced about 106,000 kWh between them in a year.

These are the numbers we actually see, not a manufacturer’s datasheet. A roof facing south-east or south-west loses only a few per cent compared with due south, which surprises most people.

Three things about Zadar roofs that a foreign installer will miss

The bura

The north-easterly bura hits this coast in gusts that regularly pass 150 km/h, and the stretch from Zadar towards Maslenica and Sveti Rok is among the windiest in Europe. Mounting systems sold as standard in central Europe are not dimensioned for it. We calculate wind load for the specific location, increase the number of roof anchors and use ballast only where it can actually be justified. A flat-roof system held down by concrete blocks alone is a claim waiting to happen here.

Salt air

Within a few kilometres of the sea, aluminium and stainless steel behave differently than they do inland. We use anodised aluminium profiles and A4 grade stainless fasteners near the coast, keep dissimilar metals apart and mount inverters out of direct sun and salt spray. This is the difference between a system that looks fine after ten years and one that streaks rust down a facade after three.

Old roofs and old fuse boards

Many houses around Zadar have a stone structure with kupa kanalica clay tiles and an electrical installation that was last touched in the eighties, often with a single-phase supply. We check the roof structure and the meter cabinet before quoting, and tell you if the honest answer is that the fuse board has to be replaced first. Upgrading from single-phase to three-phase supply is a separate procedure with HEP ODS and it takes time, so it is better known at the start.

The grid connection in the Zadar area, in plain terms

A solar system that feeds electricity into the Croatian grid is not simply bolted on. The property needs approval from HEP ODS, the distribution system operator, a connection contract, and finally a two-way meter that measures both directions. The sequence is a formal administrative procedure with defined documents and deadlines, and it is where almost every delay comes from.

Our owner works as a field unit manager at HEP ODS in Benkovac, responsible for grid maintenance and new customer connections, and separately holds the licences to design and install solar systems through SOENSO. That means we prepare applications that are complete the first time, we know which substation your street hangs off, and we know before we quote whether the local network can take another 20 kWp. For a foreign owner who cannot walk into an office in Zadar, that is the whole value of the arrangement.

How much does a solar system cost in Zadar?

For a typical family house, a 10 kWp system starts at roughly 11,500 EUR turnkey, and a 5 kWp system for a small holiday house at roughly 6,500 EUR. Adding a 10 kWh battery adds roughly 5,000 EUR. The final figure depends on the roof, the cable run to the meter and the condition of the existing installation, so we quote only after a survey.

Can I put solar panels on a house in the historic centre of Zadar?

Inside protected historic zones, and on buildings under heritage protection, panels visible from public space are normally not permitted and require the conservation authority to be involved. Outside those zones, which covers the great majority of the residential area, there is no such restriction. Will the bura damage the panels?

Not if the mounting is dimensioned for it. The panels themselves are rated for high mechanical loads; the failure point is always the mounting and the roof anchors. We calculate the load for your exact location and exposure. Wind has never lifted one of the systems we have installed in this region.

Do you work on the islands?

Yes, on Ugljan, Pasman, Vir, Dugi Otok and Pag. Island projects take slightly longer because of the ferry and because the local grid is weaker, which often makes a hybrid inverter with a battery the better technical choice rather than a luxury.

Is there a Croatian subsidy I can use for a house in Zadar?

The national programmes run by the Environmental Protection and Energy Efficiency Fund are aimed at owners with registered residence in Croatia, for the house they actually live in. A holiday property owned by a non-resident normally does not qualify. If you do live here permanently, we will tell you when the next call opens and prepare the application.
