Solar for rental property in Croatia
A villa with a pool in Vodice, three apartments in Biograd, a house on Murter let through the summer. These are the properties where solar in Croatia stops being an environmental gesture and becomes an obvious financial decision.
Why rental property is the best solar case on this coast
Every solar calculation in Croatia turns on one number: how much of what you produce you use yourself. Croatia operates a net billing scheme, so a kWh you consume replaces one you would have bought at roughly 0.13 to 0.18 EUR, while a kWh you export is credited at roughly 0.04 to 0.07 EUR. Self consumption is worth about three times export.
A rental property is the one building type on the Adriatic where consumption and production line up almost perfectly. Guests arrive in June and leave in September. They run the air conditioning day and night, they shower, the pool pump runs through the afternoon, the dishwasher and washing machine run every day, and nobody is watching the meter. That is exactly the period when a roof between Zadar and Sibenik produces around half its annual output. On a permanently occupied house in northern Europe, production peaks in June and the bill peaks in January. Here they peak together.
A worked example: villa with a pool, let for the season
Four bedrooms, four air conditioners, a pool with a pump running six to eight hours a day from May to September, let for about twelve weeks. Annual consumption around 11,000 kWh, of which roughly three quarters falls between June and September. A 10 kWp system on that roof produces about 12,000 kWh a year.

Against roughly 11,500 EUR for the installed system, that is a payback of about nine years, before any tax treatment. The panels carry a 25 year performance warranty. Compare that with the same house used privately for six weeks a year, where the payback is closer to fifteen, and you can see that the tenant, not the roof, is what makes the difference.
Three things that improve the numbers further
Tax treatment
If the rental is run through a company or a VAT registered trade rather than as private accommodation under the flat rate scheme, the VAT on the installation is generally reclaimable and the system is a depreciable asset. That can change the effective cost substantially. Your accountant has to confirm which scheme you are in, but it is worth asking before you sign.
Pool pump timing
Moving the pool pump to run between ten in the morning and four in the afternoon, instead of overnight on a cheap tariff, is a free change that can lift self consumption by several percentage points. We set this up as part of commissioning where the pump has a timer.
A charger for guests
An EV charger at a rental property is now a search filter on the booking platforms, and in many listings it is still rare enough to be a differentiator. Charging a guest car from your own roof at midday converts five cent electricity into something far more valuable, whether you bill for it or include it. Sizing: bigger is not automatically better
The temptation with a large roof is to fill it. For a rental property that is usually wrong, because everything above your actual daytime consumption is exported at the low rate. We size the system against your metered consumption profile, not against the available roof area.

The one good reason to go larger than your consumption is a planned heat pump, a pool heater or electric vehicles. Tell us what is coming and we will leave room for it, including inverter capacity and cable sizing.
Questions owners of rental property ask
Will the system cope with a full house in August?
It will cover a large part of the daytime load. It will not run four air conditioners overnight unless you add storage. What it does reliably is cut the peak summer bill, which is where the money is.
Can I install solar if the property is registered for tourist accommodation?
Yes. The registration for accommodation and the electricity connection are separate matters. What can change is the connection category and the tariff, which we check as part of the grid application.
Does the installation disturb the season?
It does not have to. Installation on a house takes one to three days and we schedule rental properties outside the season, usually between October and April, so the system is running before the first guests arrive.
Can I show this to guests?
Yes, and increasingly it pays to. Booking platforms surface sustainability information, and guests notice a monitoring screen in the hallway. We can provide a public monitoring view for the property.
What about several buildings on one plot?
Common here, and usually solvable. If the buildings share one meter it is straightforward. If each has its own meter, we either place the system on the highest consuming meter or design a shared arrangement. This needs to be planned before the grid application, not after.
